21-Year Tenant Reconsiders Plan,
Signs 137,670 SF Lease
FARMERS BRANCH, Texas After considering a consolidation move, Sport Supply Group Inc. has signed a long-term renewal for a 137,670-sf office/warehouse to keep its headquarters, sales and distribution intact at a 21-year address in Valwood Industrial Park.
"Sport Supply definitely went out to the market, looking for first-generation space and to get under one roof," says Brian Pafford, vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. "We couldn't compete with that, but fortunately things changed. The renewal came back into play and we were able to wrap it up." Pafford represents the Chicago-based asset manager of 1901 Diplomat Dr.
Pafford says the longtime tenant started to search the market in summer 2009 for newer and larger space to consolidate two Valwood locations, but returned about 90 days ago to open renewal talks. Sport Supply, which also leases space across the street from Pafford's listing, was represented by David Wetherington and Bill De La Chapelle with Transwestern Dallas.
"It was a long and thorough process, but it paid off," Pafford says. "We knew we had to get aggressive to keep them. And, we also understand the challenges involved in relocating a company."
The majority of Sport Supply's tenant-improvement allowance will be applied to cosmetic upgrades of the 35,000-sf office.
