Chain Links Leases 128,400 SF in North Fort Worth
FORT WORTH Chain Links Services L.P., dba In Step Foodservice, has ended nearly four months of searching for a consolidation site, signing a 128,400-sf lease at Railhead IV to get its corporate headquarters and warehouse operations under one roof.
Finish-out construction has begun on the first-generation space at 4675 Railhead Rd. The long-term lease allows for early access to the warehouse space while the 11,500-square-foot headquarters office is being built out, according to Karen Simon, executive vice president and managing partner of Bradford Commercial Real Estate Services in Dallas. Chain Links' plan is to occupy its share of the 428,400-sf building on or before Jan. 1.
Simon, the tenant's representative, says the site search was focused on North Fort Worth and included a possible acquisition. The company's corporate office currently is located at 8101 Boat Club Rd. and its warehouse at 1901 Windsor Place.
"They were focused on being in the North Fort Worth market because it is the most convenient location for their employees. Of the buildings that we evaluated, it was the only one where they could combine their corporate offices and warehouse into one location because of the space layout," Simon says.
The added attraction for Railhead IV is the number of dock doors for Chain Links' new space 16 dock-high doors and one oversized ramp door. The tenant improvement package includes mechanical levelers for four dock doors.
Architect Carlos Fernandez of Fort Worth designed the corporate headquarters space for the four-year-old company, which will gain slightly more operating space when it relocates. The privately owned Chain Links is a distributor of commercial cooking and food equipment.
Railhead IV delivered in 2008 on a 30.2 -acre tract in the 633-acre Railhead Industrial Park. The single-story structure features 66 dock doors and 30-foot clear height. The location is underwritten by Triple Freeport and Foreign Trade Zone tax incentives. George Curry of Jones Lang LaSalle represented the landlord, Zephyr Rail Industrial L.P.
