Sun Life Selects Bradford To Lease
519,905 sf Railhead Portfolio
FORT WORTH Starting 2011 with a new assignment, Bradford Commercial Real Estate Services will be leasing a four-building, class A industrial portfolio, totaling 519,905 sf, for Toronto-based Sun Life Financial Inc.
Effective immediately, Bradford's Karen Simon, executive vice president, and Nick Talley, market director, are the new leasing agents for the three-building Railhead Business Station at 500, 600 and 800 Railhead Dr. and a 305,255-sf bulk distribution center at 401 Railhead Dr. Sun Life's year-end decision was the largest leasing assignment change in Fort Worth in 2010.
Simon and Talley plan to reintroduce the buildings, developed in 2006 and 2007, to the market at competitive rates while launching a proactive search for potential users. Adding to the drawing power of their brand-new client's properties are the Triple Freeport Tax Exemption and Enterprise Zone Tax Abatement.
The portfolio contains three shallow-bay warehouses 44,250 sf at 500 Railhead Dr., 78,450 sf at 600 Railhead Dr. and 91,950 sf at 800 Railhead Dr. Each is a rear-load, front-park design with 24-foot clear height and ESFR sprinkler system. Openings range from 10,000 sf to 75,000 sf.
The largest block of available space totals 125,093 sf, a middle suite with 22 dock-high doors with levelers in the rail-served, front-load distribution center at 401 Railhead Dr., featuring 28-foot clear height and ESFR sprinkler system.
"We are competing for light manufacturing and distribution tenants. The demand for this type of space has certainly increased from 12 months ago in this submarket and there is not a great deal of space available," Talley said.
