USA Eagle Carports Buys 74,800 SF Industrial Property
HALTOM CITY, Texas USA Eagle Carports Inc., focused on its future growth, has acquired a 74,800-sf industrial building and leased 20,000 sf to the seller, Stevens Technology LLC, in a strategic move that buys time for both companies.
Bradford Commercial Real Estate Services' brokers negotiated the sale, with Todd Lambeth, senior vice president and managing partner, representing the buy side and Karen Simon, executive vice president and managing partner, along with Nick Talley, market director, representing the seller of 5700 E. Belknap St.
Stevens Technology, the longtime property owner, put the warehouse on the market less than six months ago. The seller originally planned to consolidate and vacate at sale time. Instead, Stevens Technology has stayed in place with a one-year lease "to see if 20,000 sf is a good space fit for a future location," Simon says. The buyer, in turn, has space in hand for a future expansion.
"The building was priced to sell," Simon emphasizes. "The buyer felt it was a good fit and reasonably priced, but it was more space than he initially needed. He liked the option of having room for growth."
The single-story building, completed in 1944, sits on a 1.56-acre tract near Texas 121. Features include a fenced storage yard, 13- to 16-foot clear heights, three-phase 1600 amp power, one ramped door and three dock-high doors.
