32,480 SF Office/Warehouse Size Drives Quick Sale
CARROLLTON, Texas With its size sparking high interest in the property, a 32,480-sf office/warehouse in Trinity Square Business Park has been sold to a local user.
The quick-selling structure sits on nearly 1.9 acres at 2555 Tarpley Rd. in the Metropolitan/Addison submarket. “It's a good user building,” stresses Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services. “We were able to generate a large amount of activity, which was key to getting the building sold so quickly.”
Pafford and Kevin J. Santaularia, president and CEO of Dallas-based Bradford, represented the Cleveland-based seller, PAI Dallas. Jean Russo of Cushman & Wakefield of Texas Inc. represented the buyer, M-D Investments.
The property changed hands just 90 days after it hit the market. “Once we were under contract, all parties worked together, which led to a smooth and timely close,” Pafford says.
The property's desirability is a combination of size and location. The warehouse has 1,680 sf of office area, 20-foot clear heights, four dock-high doors, two grade-level doors and 50 parking spaces and easy access to Texas 190 and the North Dallas Tollway.
