Bradford’s Freidberg, Hughes Pick Up
Galleria Plaza Leasing Assignment
DALLAS Younan Properties Inc. has tapped a Bradford Commercial Real Estate Services' leasing team to drive occupancy in the 187,644-sf Galleria Plaza in an expansion of a relationship built on past accomplishments at its other class A properties in North Dallas.
Sharon Friedberg and Melanie Hughes, both senior vice presidents, are taking on a 12-story, 72 percent-leased structure with an available full floor and a second one about to be vacated at 4851 LBJ Freeway.
"Sharon Friedberg and Melanie Hughes of Bradford are seasoned professionals with a successful track record leasing Younan Properties' assets. They are dedicated, creative and thorough and have demonstrated the ability to close deals," says Thom Ridnour, director of leasing in Dallas for Los Angeles-based Younan Properties. "We are confident they will have similar success at Galleria Plaza."
Friedberg and Hughes are optimistic the class A building's curb appeal and location, just one block west of the 1.8 million-sf Galleria Mall, will overcome the challenge of an under-construction LBJ Freeway.
"Aesthetically, it is very pretty. Its kind of Ground Zero with easy access to many residential areas of North Dallas and you don't have to use 635 to access the building," Friedberg says. Adding to its appeal is a 587-space parking garage and 23 surface spots, fitness center, full-service deli, on-site security and a property management office.
Galleria Plaza's lead tenant is Benefit Mall, which occupies two floors totaling 37,691 sf. Because all lease rolls in 2011 have been addressed, the team's focus can be on finding new tenants or expanding existing ones in the remaining space.
"We bring a fresh set of eyes to this building. Everything is in place to make it easy to get a deal done," Friedberg says. "The strength of what we bring is our broker relationships and Melanie's attention to detail."
Friedberg and Hughes also lease Younan's NCP III at 12801 N. Central Expressway and 9400 NCX, which recently was sold. "We are hopeful that Galleria Plaza will benefit from the activity we see at another I-635 building we lease for Younan Properties," Hughes adds.
