Eclipse Electronics Buys Office Building Beside UTD
DALLAS In an all-cash transaction, Eclipse Electronics Systems Inc. has acquired a 47,086-sf, two-story office building beside the University of Texas at Dallas, where it is an active recruiter of engineering students and graduates for its highly skilled workforce.
Developed in 1985 on a 4.2-acre tract, Eclipse's new headquarters location at 17111 Waterview Parkway property has been used for decades by Foxworth-Galbraith Lumber Co. as a headquarters and company museum.
"The minute Eclipse saw it, they were in love with the building and location," says Sharon Friedberg, senior vice president of Dallas-based Bradford Commercial Real Estate Services. The buyer will invest $1 million to renovate the building before vacating 20,000 sf at 1551 N. Glenville Dr. in Richardson. A summer relocation is planned.
Friedberg and Nick Rossini, senior vice president of UGL Services, have represented Eclipse Electronics since its launch in 1993 in a 1,500-sf space and numerous expansions through the years. Janice Peters of Hudson Peters Commercial of Dallas represented Foxworth-Galbraith.
Friedberg says it took nearly six months before forces aligned for the closing, including the property's rezoning from commercial to light industrial to accommodate the buyer's space needs for production, testing, warehousing and labs as well as office. Eclipse Electronics designs and manufactures embedded digital receiver commercial products and related signal processing components for customers such as OAR, Magnavox, Hughes Defense Communications, Lockheed Sanders, Raytheon Falls Church, L3 Greenville, E-Systems, Northrop Grumman and federal agencies.
