
ALLEN, Texas - The three-building Twin Creeks Business Center is heading into the final stretch of its lease-up, winning a 21,027-sf tenant for the
remaining 56,000 sf of first-generation office/warehouse space. Deals are pending for the balance.
"I think this is a sign that the market is getting better," says Susan Singer, executive vice president of Dallas-based Bradford, who, along with Michael
Grant, senior vice president and managing partner, leases the 180,000-sf class A project in Allen for Twin Creeks Warehouse Ventures LP.
The new long-term lease at 1307 N. Watters Rd. was signed by Associated American Industries Inc. Building 200's first tenant is planning to occupy the
space in January, relocating from 729 3
rd Ave. in Dallas. Representing the tenant were Natalie Snyder, Sharon Morrison, Nora Hogan and Robert
Deptula of Transwestern Dallas.
Singer is negotiating one lease and has proposals out to tenants to fill the balance of Building 200 in the master-planned project, located close to US
Hwy. 75, Texas 121 and President George Bush Turnpike. Twin Creeks also includes a 60,000-sf and 64,000-sf office/warehouses at 1303 N. Watters Rd. and
1305 N. Watters Rd., respectively.
"This is a great location for the decision makers that live in the area and there is a limited amount of office/warehouse space in Allen," Singer says."I
think we'll be at 100% occupancy in 2013."
