ARLINGTON, Texas – Americanstar Mattress LLC has entered the North Texas market, inking a 25,230-sf lease for showroom and distribution space in the Great Southwest Industrial District.
The California-based company has leased as-is space at 1185 W. Corporate Dr. in Arlington. "It is newly remodeled space with a layout that works very well for them," says Will Dillard, market director of Dallas-based Bradford Commercial Real Estate Services. He represented the tenant, which also has a distribution center in Houston.
Americanstar selected the Arlington warehouse following a three-month search focused on the Great Southwest and Mid-Cities in order to be close to suppliers, customers and competitors.
"The inventory is limited in the 25,000-sf range. We were fortunate to find the right amount of office and showroom space in the desired location," Dillard says. About 1,500 sf of the 3,300-sf office is showroom area.
Americanstar's first location in the region is readily accessible to Interstate 30 and TX 360, opening the door for delivery routes in all directions. Design-wise, the rear-load structure has a 24-foot clear height and four loading docks. Bill Bexley of JSC Realty Investment Services Inc. represented Avenue J Partnership Ltd., landlord of the now fully leased, 50,265-sf industrial building.
