Bizaillion Stone & Tile Relocates to Great Southwest Industrial District in North Texas

GRAND PRAIRIE, Texas – Bizaillion Stone & Tile Inc. has quickly snatched up a rare vacancy in Woodlands Business Park in the Great Southwest Industrial District, facilitating a consolidation of two sites and relocation from the Mid-Cities.

Bizaillion's new showroom and warehouse is a 7,868-sf end cap at 2009 108th St in Grand Prairie. Michael W. Spain, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Jason Finch, first vice president, represented the landlord, SL Project Texas LP, in the direct deal.

"We had multiple prospects for the space. Somehow, Bizaillion found us," Spain says. "The size range of 3,000 sf to 10,000 sf is a hard niche to find in Great Southwest Industrial District."

Woodland Business Park's lone vacancy became available in Q2. The 91,854-sf project's historical occupancy tops 95%.

"Throughout this good run of the industrial market, we've been fortunate to be at 100% for some time," Spain says. "We were able to lease this space really quickly."

The long-term lease negotiations went full circle within one month, with Bizaillion gaining a more centralized location between Dallas and Fort Worth. Woodlands Business Park is close to TX 360, providing easy access to the metroplex's vast network of freeways/interstates. Bizaillion is a family-owned business that specializes in stone and tile restoration. The company originated in Houston in 1977 and has served DFW since 2004.
