DALLAS – The Dana English Revocable Trust has sold a 17,500-sf single-tenant office/warehouse on 1.58 acres of fenced land in Dallas’ Brookhollow submarket to the highest of five offers that quickly rolled in for the highly sought-after industrial product.
“A single-tenant building with additional acreage is extremely hard to find these days in any submarket,” says Susan Singer, executive vice president of Dallas-based Bradford Commercial Real Estate Services. She represented the seller
The structure, developed in 1968, features three dock-high doors with the potential for another 12, room to expand the truck court and a 32-space surface parking lot. The interior is divvied into 5,000 sf of office space and 12,500 sf of warehouse area.
“The buyer will be doing extensive renovations before occupying the building for his own use,” Singer says. The just-sold project is situated at the hard corner of Oakbrook and Empire Central Drive, an older commercial pocket filled with myriad retail and warehouse uses just north of downtown. Brookhollow Country Club is close by as is Dallas’ Love Field. Matt Middendorf of Middendorf Commercial Real Estate LLC represented the buyer.
