DALLAS – Bradford Commercial Real Estate Services has filled the balance of the 88,597-sf Bickham Industrial Park in northwest Dallas, achieving lease-up within nine months of winning the assignment.
Lone Star Event Rentals Inc. has scooped up the park’s sole vacancy – a 12,000-sf freestanding building with a 0.14-acre fenced storage yard at 10312 Bickham Rd. in Dallas. The events supplier has taken the structure in as-is condition to swiftly facilitate the consolidation of three locations in the Metroplex.
“There was a lot of interest in that space because of the fenced storage yard and centralized location. We had three back-up offers in hand,” says Jason Finch, first vice president of Dallas-based Bradford Commercial Real Estate Services. He and colleague Michael W. Spain, executive vice president and managing partner, represent the local landlord, Bickham EPA LLC.
The five-building complex at 10230-10314 Bickham Rd. is situated on 4.3 acres near the kissing point of Loop 12/Northwest Highway and Interstate 35E. It’s also close to Dallas Love Field and TX 183 and 114.
“Bickham Industrial Park has great access to the highway system and you get a Dallas address, which is important to a lot of companies,” Finch says. “For Lone Star Event Rentals, it logistically makes sense to have one central location.”
Lone Star Event Rentals has signed a long-term lease for the building, becoming the largest of 17 tenants in the park. The transaction has pushed the Bradford team’s grand total to 47,916 sf in new deals and renewals since last summer when Bickham EPA acquired the value-add project at 74% occupancy.
“It’s been a steady and successful leasing campaign, which also has resulted in increased rents for the landlord,” Finch says. “The project is now fully leased at rates that are in line with the market.”
