DALLAS – Bradford Commercial Real Estate Services has leased the balance of the 55,550-sf Manana Plaza at 2474 Manana Drive in northwest Dallas, marking its third month on the assignment by adding two more tenants to the roster.
Spilled Ink LLC and Rani Smoke LLC have leased 4,260 sf and 3,650 sf, respectively, at 2474 Manana Dr. Jason Finch, first vice president of Bradford Commercial Real Estate Services, represents the landlord, Fort Capital, a Fort Worth-based investment firm.
“We’ve shored up 16,910 sf or 30% of the project since we were awarded the assignment,” Finch says. “Some were new deals and others were renewals that we were able to retain.”
The class B project houses 15 tenants, with all but one now locked in for the long term. Negotiations are underway on a pending renewal.
Spilled Ink and Rani Smoke are settling into their new spots, which will be used as a distribution center/storage for their respective retail sites. Kyle Espie of Bradford Commercial Real Estate Services represented Spilled Ink and Christopher Kelly of Rich Young Co. handled negotiations for Rani Smoke.
Spilled Ink is a full-service garment print-on-demand supplier. Rani Smoke supplies convenience stores, tobacco shops, discount stores and beer/wine outlets with a variety of snacks, tobacco and vape novelties.
The simultaneous signings were inked on the heels of a previously announced, 2,500-sf lease with Iktan-Interiors. Finch brokered a direct deal with the custom upholsterer.
“The landlord’s new capital improvements certainly have paid off,” Finch says. Manana Plaza is set on 3.6 acres with a gated perimeter. Located in the Hines Industrial Corridor, the 1980s-era tilt-wall project is close to Interstate 35 and its junction with I-635.
