DALLAS – A Bradford Commercial Real Estate Services-affiliated partnership is undertaking an $8 million renovation and amenities expansion of the 262,779-sf Meadow Park Tower, a class A office project adjacent to Central Expressway/US Hwy. 75 in North Dallas.
Work is in various stages of implementation and will wrap up in Q1. The 89%-leased, 16-story high rise at 10440 N. Central Expressway is getting a complete HVAC system overhaul, including chillers and cooling towers; updates to the fitness center, original bathrooms and corridors; and the addition of outdoor gathering space featuring high-top tables with charging stations, dining area, lounge seating and golf green. The renovation plan also calls for three spec suites.
"We've had a flurry of leasing activity as the renovation scales up. The fitness center should be completed this week," says Richmond Collinsworth, executive vice president and managing partner of Bradford. He and Jared Laake, vice president, lease the high rise for Bradford MPT Partners LLC.
The Law Office of I. Scott Lidji has just expanded to 9,246 sf, scooping up the 2,886-sf balance of the 12th floor for the practice. Justin Utay of NAI Robert Lynn was the tenant representative for the firm's expansion and long-term lease extension.
Collinsworth and Laake also have signed a direct deal, totaling 2,424 sf, with American Bank of Commerce. The Lubbock, Texas-based financial firm, which inked a long-term lease, is planning to open a regional office.
Bradford MPT Partners acquired Meadow Park Tower nine months ago, with the full-service commercial real estate company recently relocating its headquarters to the 11th floor of the class A structure. The high rise also is home to 22 legal firms, the largest of which, the Witherite Law Group, occupies three floors. In all, 10 of the high rise's 16 floors are now fully leased.
Meadow Park Tower's upper bank has unobstructed views of the 160-acre Royal Oaks Country Club, a private member-owned facility featuring a Fred Couples signature golf course. The high rise's new spec suites, ranging from 2,000 sf to 3,800 sf, will be housed on floors six, 14 and 15.
"It seemed fitting to tee up spec suites, particularly on the upper bank, and incorporate a putting green into Meadow Park Tower's amenity package to leverage our location," Collinsworth says.
