DALLAS – Bradford Commercial Real Estate Services has secured four more tenants for Dallas flex project, Forest Green Business Park, pushing its total to nine completed deals since January.
Settling into their new locations are Tinker & Bell Trading Ltd. and Built by Greatness LLC, each leasing 2,160 sf at 11836 Judd Court, and American Concepts and Jump Around Bounce Houses LLC, which have leased 1,800 sf and 1,180 sf, respectively, at 11837 Judd Court. The quartet of new deals pushes occupancy to 84% in the 134,542-sf industrial flex project in Dallas proper.
“We’ve had a lot of activity there because of the pricing and the availability of spaces with less than 3,000 sf,” says Kyle Espie, senior associate for the Dallas-based brokerage firm. He and Brian Pafford, an executive vice president and managing partner with Bradford, represent the landlord, JCSB LLC.
The Bradford team negotiated directly with three of the four newcomers to the project, securing long-term leases across the board. Jose Duarte of Coldwell Banker represented Tinker & Bell.
Bradford was awarded the leasing assignment last September shortly after JCSB acquired the four-building project. To date, 21,613 sf in renewals and new leases have been completed, including the recently added 7,300 sf of recently signed transactions.
“We have another 11,000 sf of proposals working right now,” Espie says. “The spec suites moved so quickly that we are planning to finish out three more.”
Forest Green Business Park caters to small businesses, a mix of suppliers, contractors and service providers. In all, 30 tenants call the project home, with more clearly on the way.
Key to the class B project’s popularity is its location, which is just south of Interstate 635 with easy access to the Dallas North Tollway and Central Expressway/Interstate 75. Forest Green Business Park also boasts a Walk Score of 76, a neighbor to national brands like Kroger, Sam’s Club, Walmart and numerous local restaurants. The multi-tenant project was developed in 1978 on nearly 7.7 acres fronting Forest Lane. The four buildings, all front park-rear load designs, are designed for office/showroom, service center and warehouse/distribution center use.
