DALLAS – Bradford Commercial Real Estate Services has attained 100% occupancy in Tollway Towers East in North Dallas, including shoring up its 2023 rollover, shortly after taking over leasing and management duties.
“To my knowledge, this is the quickest we’ve ever leased up a new assignment,” says Melanie Hughes, a senior vice president marking 20 years with Dallas-based Bradford and the landlord’s new leasing agent.
Bradford was awarded leasing and management roughly two months ago for the 21,661-sf Tollway Towers East, 15441 Knoll Trail Dr. in Addison. The office assignment came with one longtime vacancy and one upcoming renewal. Tammy Salas, a vice president with Bradford Management Co. Inc., is the asset’s new property manager.
In a recent two-week spin, Sulak General Contractors LLC scooped up the 1,850-sf spec suite in a direct deal with Hughes. During that time, she also renewed a 1,305-sf lease with Sales Solve Everything LLC.
“It was quick. What helped was the owner is on site and was able to move quickly,” Hughes says.
Tollway Towers East’s owner of record is Knoll 15441 LLC, a single-purpose entity of residential developer Taylor-Duncan Interests LLC. The asset is part of a four-building complex, each with different owners, along the Dallas North Tollway and close to George Bush Turnpike and Interstate 635. Addison’s restaurant row is less than two miles away.
Tollway Towers East is a two-story building with nine tenants, including the landlord. Its park-like setting features covered parking, a walking path and outdoor seating. Amenities include offices with balconies overlooking White Rock Creek.
“It was surprising to fill the one vacancy so soon after we began our marketing blitz,” Hughes says. “In today’s competitive office market, it’s good to be able to reach lease-up so quickly and lock in the asset’s only renewal for the year.”
