DALLAS – Three months after winning the flex leasing assignment, Bradford Commercial Real Estate Services has landed its first new tenant, Colt Facility Maintenance LLC, for the 12-building Westwood Business Park in Dallas' West Hines North submarket.
Colt Facility has signed a long-term lease for an 18,445-sf end cap at 1801 Royal Lane in Farmers Branch. The company is planning an Aug. 1 move-in.
Since taking the reins, Bradford has pushed occupancy to 95% in the 227,905-sf business park, owned by Pegasus Real Estate of Dallas. Ten of the 12 buildings in the project are now fully leased.
Westwood Business Park is situated at the hard corner of Royal Lane and Luna Road, an infill location at the kissing point of Dallas, Farmers Branch and Carrollton and close to Interstates 35E and 635. It's one of the largest multi-tenant office/warehouse projects in the submarket.
"It's simply a well-maintained project in a central location. Its curb appeal is outstanding," says Jason Finch, a first vice president with Dallas-based Bradford.
Colt Facility's lease was secured through direct talks, as was a recent expansion that Finch brokered for a longtime Westwood tenant. Divcon Controls has added 2,956 sf to bump its total to 12,670 sf.
The landlord retained Bradford to lease Westwood Business Park following a series of new leases that the brokerage firm's team secured at another one of its holdings, Commerce Park, a multi-building mix of flex and office space, in Irving. That 178,964-sf assignment is 96.5% leased.
"The landlord was impressed with our leasing performance in Irving," Finch says, "and asked us to handle Westwood Business Park too."
Bradford has whittled the vacancy to 11,442 sf in two suites at Westwood Business Park for Pegasus, which acquired the 15.9-acre project in September 2021. Developed in the 1980s, the fully air-conditioned buildings feature office suites with floor-to-ceiling windows, grade-level loading and dock-high doors.
