DALLAS – In an off-market win, Bradford Commercial Real Estate Services has landed the leasing assignment for Forest Green Business Park, the newest holding in the North Texas portfolio of California-based Birtcher, Anderson & Davis.
Brian Pafford, executive vice president and managing partner of Dallas-based Bradford, and Kyle Espie, senior associate, have assumed leasing duties for the four-building flex project at 9201 Forest Lane and 11836, 11837 and 11857 Judd Court in northeast Dallas. Birtcher, Anderson & Davis acquired the 134,712-sf complex in the second quarter.
“Forest Green Business Park’s new owner is planning to make a significant investment into renovating the project,” Espie says.
Make-ready suites for four of the five vacancies will be added in the near future. Other work includes painting building exteriors and upgrading the landscaping, lighting and parking lot.
Set on nearly 7.7 acres, Forest Green Business Park is situated in a densely developed commercial corridor with a Walk Score of 76. The 56-space complex, built in the late 1970s, fronts Forest Lane and features an interior private street ending in a cul-de-sac for added security.
The structures are a flexible niche of readily expandable spaces for office/showroom, service center and warehouse distribution uses. Summit Climbing, Yoga & Fitness is the largest tenant in the 70%-leased project, which also is home to a number of businesses in the building trades.
Birtcher, Anderson & Davis’ new asset is positioned just a few blocks east of Texas Instruments Inc.’s headquarters campus. Central Expressway, Interstate 635 and the Dallas North Tollway also are close by.
“Forest Green Business Park is a well-located project,” Espie says. “The renovation is long overdue and will make a tremendous difference in attracting new tenants and retaining existing ones.”
