DALLAS – Bradford Commercial Real Estate Services has been retained for a new office leasing assignment from a local landlord’s office portfolio.
The new office leasing assignment encompasses 52,000 sf of the 92.000-sf Travis Walk, 4514 Travis St., Dallas, and the 37,408-sf Democracy Place, 5300 Democracy Dr., Plano. Bradford has been leasing Preston Pointe, a 74,738-sf office project at 1400 Preston Rd., also in Plano, since 2013 for the local investment group.
“The landlord has been happy with the results of Preston Pointe, which is almost 100% leased. Expanding our assignment is a reflection of that,” says Melanie Hughes, senior vice president and the lead broker for Bradford’s leasing team. In 2013,
Hughes is partnering with Richmond Collinsworth, first vice president, and Elizabeth Robertson, market director, to lease Travis Walk. Her teammate on Democracy Place is Bret Cooper, also a market director.
“These are quality projects at a good value in two premier office markets of Dallas,” Hughes says.
Travis Walk is located in the heart of the Knox District, one of the city’s most dynamic live-work-play neighborhoods. The mixed-use project is home to three premier restaurants: Le Bilboquet, Ziziki’s Restaurant & Bar and two Curtis Stone concepts, Georgie and The Butcher Shop.
Travis Walk boasts an impressive “Walk score” of 90, with direct access to the Katy Trail and more than 30 restaurants within walking distance besides three on-site dining establishments. Right next door is Weir’s Plaza, an under-construction landmark project anchored by the furniture chain’s flagship store and more than 300,000 sf of future trophy office space, retail and restaurants.
The Mediterranean-style Travis Walk has two available office suites – 1,017 sf and 3,424 sf on the second floor.
