DALLAS – Baley's Bridal Inc., a boutique women's clothier, has selected Midway Center in North Dallas for its expansion and relocation from the outlying Plano suburbs.
Baley's owner Cindy Zhang has signed a 5,042-sf long-term lease for the lion's share of a freestanding building in Midway Center at 14430-76 Midway Rd. in Farmers Branch. An August opening is planned.
"Retail leasing is on fire right now. It's a good sign of things to come for the economy," says Elizabeth Hooper, market director of Dallas-based Bradford Commercial Real Estate Services. She and Melanie Hughes, senior vice president, represent the landlord, Kennington Commercial.

Baley's new store will be situated in a two-tenant 7,980-sf building at the entrance to the 46,064-sf shopping center. The landlord had the space in shell condition, providing a blank slate for the local retailer to design an upscale boutique for its clientele.
"They are starting from scratch on that space. It will be an extensive finish-out," Hooper says.
Sara Bodzy and Carley Keiser of TIG Real Estate Services Inc. represented Baley's, which has scooped up the second largest vacancy in Midway Center. The largest, totaling 5,850 sf, is under negotiation.
In addition to Baley's, the Bradford team also has signed a 3,934-sf lease with Weg's Guns. The new business negotiated directly with the landlord's brokers.
Kennington had renovated the retail center in 2017 and was wrapping up additional exterior upgrades when the pandemic hit last year. The project fronts Midway Road, which has a daily traffic count of nearly 70,000 vehicles, and is close to LBJ Freeway/Interstate 635 and the Dallas North Tollway.
Bradford's leasing uptick has nudged occupancy to 59%, with more deals waiting in the wings. Vacancies include small shop spaces and a 3,750-sf storefront.
"We believe Baley's Bridal is going to bring a lot of momentum to Midway Center," Hooper says.
