DALLAS – A Connecticut-based private equity group has selected Bradford Commercial Real Estate Services to lease a 981,879-sf industrial portfolio in the Northwest Dallas and South Stemmons submarkets of the metroplex.
Brock Wilson, senior vice president and managing partner, Susan Singer, executive vice president, and Joe Santaularia, vice president, have assumed leasing duties for the 12-property portfolio in Marsh Business Park East, Addison; Marsh Business Park West, Carrollton; and Mockingbird Place and Quebec Business Center, both in Dallas.
“These are well-located assets in two solid submarkets,” Wilson says. “We’re already seeing a lot of activity on the available spaces. We anticipate the occupancy number to move up in the short term.”
Occupancy is 94% in the mix of shallow-bay warehouse, distribution and industrial flex space. The largest contiguous block of available space is 37,752 sf or nearly half of the building at 1100 Venture Court in Marsh Business Park West.
Nine structures, totaling 636,725 sf, are located in Marsh Business Park along Marsh Lane, Arapaho Road, Realty Road and Venture Court. The second largest concentration of space is the four-building Mockingbird Place, totaling 190,400 sf, in the South Stemmons submarket. Two warehouses in Quebec Business Center, also South Stemmons, account for the 150,754-sf balance. The structures were developed in 1980-81 and routinely upgraded.
“The buildings have been well-maintained and vacancies are in move-in condition,” Wilson says. “Tenants like the locations because the properties are highly visible with easy access to the city’s major thoroughfares.
