Bradford Wins Leasing and Management Contracts For 268,270 SF of Office, Retail Space in DFW

DALLAS – Two prominent landlords, Beck Ventures and IBC Bank, have selected Bradford Commercial Real Estate Services to lease and manage three properties totaling 268,270 sf of retail and office space in Dallas/Fort Worth. 

The full-service brokerage firm has picked up the new assignments within a one-month span. 

Midtown Tower - 13101 Preston Road, Dallas, TX

Beck Ventures has turned over management of Trophy Club Town Center in its namesake city and leasing and management of Midtown Tower in central Dallas. IBC Bank has tapped Bradford to lease and manage its regional headquarters office building, IBC Plaza, in the city's prestigious Uptown/Turtle Creek submarket. 

"Both landlords recognized our ability to get creative with their properties. They also realized that we, as owners, bring a perspective that will aid them in attaining their goals for their respective projects," says Julianna Brooks, Bradford's director of business development and strategic relationships. She secured the new assignments for the locally based firm. 

Bradford's newest hire, 20-year veteran Mandy Robertson, is managing the three properties. Melanie Hughes and Erik Blais, both senior vice presidents, are leasing Midtown Tower, and Richmond Collinsworth, an SVP and managing partner, and Jared Laake, vice president, are assigned to IBC Plaza. 

▪ The class A Trophy Club Town Center is located at 2210-2250 TX 114 in north Fort Worth. The 85%-leased project features five buildings totaling 61,987 sf. 

▪ Midtown Tower is a six-story office building at 13101 Preston Rd. near Galleria Mall.  The 77,055-sf project is 95% leased. 

▪ IBC Plaza at 3800 Maple Ave. totals 129,228 sf. The eight-story tower is 54% leased. 

Bradford will spearhead renovations at both office projects. Midtown Tower's lobby will be upgraded while IBC Plaza is in line for spec suites. 

"Beck was impressed by our construction management team and reached out to us about its properties," Brooks says. "As for IBC Bank, Bradford was selected in a competitive process that involved national firms."  

Given the present-day office market, IBC Plaza presents the biggest opportunity for Bradford's leasing team because of its occupancy. "It's right up our fairway," Brooks says. "It's an under-leased project in a strong submarket where our track record for leasing and management successes speaks for itself, as we proved with Meadow Park Tower and Citymark on the Katy Trail during our ownership."
