DALLAS – Evolve Scholastic Inc. has relocated and tripled the size of its headquarters and distribution center in Dallas which started the double play. Evolve vacated the space that enabled another company to expand.
The supplier of caps, gowns and graduation accessories has leased a 12,000-sf office/warehouse at 8920 Premier Row in Dallas. In tandem with the move, Quality Biomedical has backfilled Evolve’s 4,500 sf of vacated space at 1208 Tappan Circle in Carrollton.
“One moved out on the 30th and the next one moved in on the 1st,” says Richmond Collinsworth, first vice president of Dallas-based Bradford Commercial Real Estate Services. “There were a lot of moving parts with these two deals.” He leases the Tappan Circle project for the landlord, CCG Valwood LP.
Evolve had simply outgrown its space in the 22,500-sf building in Valwood Industrial Park. With no room expand in the project, Evolve tapped Collinsworth as its tenant representative to find a new location that could house more inventory.
Evolve has just settled into the new headquarters office and distribution center in northwest Dallas. The 12,000-sf building is owned by 462 Thomas Family Properties LP, which was represented by Kevin Conlon of Gillis Thomas Co. in the lease negotiations.
“Quality Biomedical was waiting in the wings because it too needed to expand,” Collinsworth says.
The double play has maintained 100% occupancy at 1208-16 Tappan Circle. Quality Biomedical now occupies 9,000 sf or 40% of the project. Danny Muse of TenantBase represented the medical equipment company.
