Bradford’s Leasing Flurry Wins Four Leases For New Assignment in Northeast Dallas

DALLAS – Jumping full force into a new assignment, Bradford Commercial Real Estate Services has locked down four leases, totaling 11,203 sf, at Park Forest Business Center, a three-building project geared toward smaller shops in northeast Dallas.

DALLAS, TEXAS 75243 “While COVID-19 has caused several deals that were working to be placed on hold, we continued to aggressively market the new assignment and are now seeing the results,” says Jason Finch, market director of the Dallas-based brokerage firm. He and colleagues Brian Pafford, executive vice president and managing partner, and Noah Dodge, broker associate, lease the 200,500-sf project along Plano Road. New to the business center are Electric Distribution & Design Systems Inc., a solar energy firm that’s taken 3,200 sf at 10500 Metric Dr., and Reztec Ventures LLC, which leased 1,550 sf at 10610 Metric Dr. Signing renewals were Just Energy Texas Corp., occupying 4,193 sf at 10610 Metric Dr., and Bold Roofing Co., which leases 2,080 sf at 11601 Plano Rd. Bradford’s team secured the leases through direct negotiations with each company. And, there are two more leases nearing completion to shore up nearly 13,000 sf of additional space in the flex industrial project, owned by California-based Tyler Family Real Estate Investments LLC. Park Forest Business Center is the landlord’s first asset in Texas.  “We were entrusted to bring up the occupancy closer to market,” Finch says. “Despite present-day business constraints, our rate of closings is 25% of the tours we’ve conducted since taking over three months ago.” The project is now 80.8% leased, increasing more than two points under Bradford’s reign.

Park Forest Business Center’s attraction is the location and office/showroom leasing options, including some with dock-high and grade-level loading. The front park/rear load project is situated close to Interstate 635 and US 75/Central Expressway. Vacancies range from 2,624 sf to 9,000 sf. There are four move-in ready suites and one option to combine spaces for a 16,085-sf tenant. At last count, there are 29 tenants representing a diverse mix of services. “It’s primarily companies with one location, with a few exceptions,” Finch says. “Park Forest Business Center is tailor-made for small and mid-size flex users looking for space in northeast Dallas.“lex users looking for space in northeast Dallas.”
