DALLAS – In unrelated deals, Bradford Commercial Real Estate Services has wrapped up a quartet of renewal representing diverse product types in submarkets stretching from Kaufman County to North Dallas.
The largest transaction is CATO of Texas LP’s 4,060-sf lease in Terrell Corners Shopping Center at 101 Sam Walton Way in Terrell. The tenant is marking its 11th year in the 24,898-sf retail project.
“Terrell Corners is a well-located center that’s been fully leased at least three years,” says Paul Richter, vice president of Dallas-based Bradford. He represented the landlord, Welsh Irrevocable Trust I, in the direct deal.
Key to the two-building project’s success are cross-access agreements with the adjacent Walmart Supercenter and Waffle House and visibility from U.S. Hwy. 80. CATO Fashions is one of seven tenants in Terrell Corners.
Bradford’s newly signed deals included:
▪ Unity Construction & Painting Inc. has re-upped 3,446 sf of flex space in Marsh Business Park, 3712 Arapaho Rd. in Addison. Brian Pafford, executive vice president and managing partner of Bradford, represented the landlord, GKI Industrial Dallas LLC. The tenant’s brokers were Sharon Cramer and Bill de la Chapelle of Rubicon Representation LLC.
▪ ZTX Systems Inc. renewal of 971 sf office space in Park Forest Office, 3530 Forest Lane, Dallas. Kyle Espie, a senior associate of Bradford, represented the landlord, BOP Park Forest LLC, in the direct deal.
▪ G. Kenneth Watkins has held fast to 600 sf of office space at 2200 Smith Barry Rd., Pantego. Erik Blais, a senior vice president of Bradford, represented the landlord, SJNP Investments LLC, in the direct deal.
