DALLAS – Bradford Commercial Real Estate Services has secured three renewals, totaling 37,700 sf, for Park Forest Business Center, retaining 100% occupancy in the 200,500-sf project in northeast Dallas.
The three renewals represent 19% of the three-building project's total flex space. Jason Finch, first vice president of Dallas-based Bradford Commercial Real Estate Services, represented the landlord, Tyler Family Real Estate Investments LLC, in the trio of direct deals.
Remaining in place for the long term are:
▪ Reliable Dental Laboratory LLC, the project's largest tenant, which has re-upped 21,929 sf at 10610 Metric Dr.;
▪ Raphe Pharmaceutique Laboratories LLC, which has inked a 14,017-sf renewal and expansion, adding 5,249 sf at 11601 Plano Rd.
▪ Double S General Contracting Inc., which occupies 1,754 sf at 10610 Metric Dr.
"Park Forest Business Center basically is shored up for the year," Finch says. "There's just one small renewal to complete."
To date this year, Finch has signed 13 renewals and new leases in the 37-tenant Park Forest Business Center, which also includes 10500 Metric Dr. The end result is 81,853 sf or 41% of the project has been brought up to market rates for the California-based landlord.
Tyler Family Real Estate Investments bought Park Forest in early 2019 as its inroad into Dallas/Fort Worth. The project was only 66.7% occupied, with leases at below market rate, when Bradford was awarded the assignment in spring 2020.
"We were able to get Park Forest leased up by July 2021," Finch says, "and it's pretty much remained at 100% ever since. When we do get a vacancy, it's quickly backfilled at the current market rate."
Park Forest Business Center is strategically positioned at the intersection of Plano Road and Forest Lane in Dallas' northeastern tier. It is readily accessible to Interstate 635 and US Hwy. 75/Central Expressway.
"Park Forest's location is just great, particularly when it comes to accessibility and maneuverability within the metroplex," Finch says.
