Brothers Produce Inks 15-Year Expansion Lease

DALLAS Houston-based Brothers Produce has signed a 15-year lease for 63,000 square feet in Garland Business Park, ending a lengthy search for expansion space in northeast Dallas. Brothers Produce will move June 1 to 2600 McCree Rd. in Garland, where the leased area is being converted to 100% cooler space as part of the tenant-improvement package with the landlord, AG/IRG Garland Holding LP. The produce supplier currently occupies 32,000 sf at nearby 11411 Hillguard Rd. Todd Lambeth, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, began last July to scour the northeast corridor for class A and class B buildings with pre-existing cooler space and the necessary parking requirements. “There was no pre-existing cooler space so we turned to shell space. The biggest challenge was finding a building that could handle 100 car parks and 50 trailer parks,” Lambeth says. “Only a handful of buildings could supply the parking requirements.” Not only is Brothers Produce able to remain close to its employment base, but the 1.17 million-sf Garland Business Park also offers room to expand. “Garland Business Park made the most sense,” Lambeth says. “This was our best option.” Kevin Kelly of CB Richard Ellis represented the landlord.
