The Challenge

910-990 Blue Mound Road is a 45,000 SF Multi-Tenant Industrial Building situated in Saginaw with direct frontage to Blue Mound Road. Blue Ridge Industrial, a Dallas-based real estate firm, engaged Bradford Commercial Realty Services to lease out the remaining vacancy after previous brokerage operations went over a year without successfully negotiating a new lease transaction at the property.

The Solution

With a proven track record of performance with similar assignments, the Bradford team was well equipped with the market knowledge needed to immediately implement a marketing program to generate prospect interest in both projects.

The Bradford team ensured all vacant suite information was accurately portrayed across relevant CRE marketing databases (CoStar, LoopNet, Bradford Website, etc.) and each listing included interior photos and updated/accurate floor plans. Additionally, each project listing was upgraded to CoStar’s “Silver” status at no charge to ownership.

An aggressive prospecting campaign was undertaken, with a “boots on the ground” mentality, which focused on in-person showings for every single tour, and prompt responses by the Bradford team to every single inquiry received from all marketing databases.

The Results

At inception of the assignment, the property was 72% leased and vacancies had stagnated with little to no interest.

Within two weeks of taking on the assignment, the Bradford team toured more prospective tenants through the vacancies that they had previously at the property.

Within one month of taking on the assignment, the Bradford team had generated three offers to lease from separate interested outside tenants.

Within three months of taking on the assignment, the Bradford team had successfully negotiated and closed a lease transaction with a high-credit tenant that resulted in all remaining vacant suites being taken. The lease was executed within two weeks of the initial tour, with multiple backup offers received for each of the vacant suites.

Bradford brought the occupancy of the property to 100% while increasing the rental rates and strength of tenancy.
