The Challenge

  • After experiencing rapid growth in 2018 and the first two quarters of 2019, Informative Research, a California based technology company serving the mortgage industry, had outgrown its current DFW location.
  • Informative Research also had plans to relocate several executives from California to Texas, with the intent of permanently relocating their HQ to Dallas-Fort Worth.
  • In June of 2019, Informative Research engaged Bradford with the goal of locating an office space that offered a modern, creative open layout, and could support anticipated company growth.

The Solution

  • Researched and compiled data on employee talent pools across Dallas-Fort Worth submarkets and compared data to a typical Informative Research employee profile, resulting in the determination that the Las Colinas/Irving submarket was the most optimal for Informative Research new employee recruiting and long-term employee retention.
  • After assessing Informative Research’s immediate space needs, as well as anticipated near term and long-term growth, Bradford assembled a comprehensive market survey of office options between 12,000-18,000 rentable square feet in the Las Colinas/Irving office market.
  • Assembled a detailed property survey of 36 office buildings, eventually narrowing the initial list, and conducting property tours of 12 buildings over a three (3) week period.
  • Drafted and sent RFP’s out on three (3) of the 12 buildings toured, fielded responses, and compiled a comparison presentation to assist in the final selection process.

The Results

  • Six (6) months after being retained as their exclusive representative, Bradford helped Informative Research secure an 88-month lease for 15,570 rentable square feet as Las Colinas Commons in Irving, Texas.
  • Successfully negotiated a generous tenant improvement allowance for new, first-generation office space, along with four (4) months of free rent and a below market effective lease rate.
  • The terms of the lease agreement included an ongoing right of first refusal on adjacent space, maximizing Informative Research’s flexibility in accommodating future growth.
