After experiencing rapid growth in 2018 and the first two quarters of 2019, Informative Research had outgrown its current DFW location and needed a new, long-term home that could accommodate future growth plans.
Developed total space requirement based on a number of existing employees, inbound relocations from other offices, and hiring plans through Q3 2020.
Researched and compiled data on employee talent pools across several DFW submarkets and compared data to a typical profile of Informative Research employees. The submarket Las Colinas confirmed the most optimal for current employees, attraction of new employees, and long-term retention. The submarket is a central DFW location near DFW Airport.
Brock and Joe surveyed nearly 36 potential sites based on immediate availability of 12,000-15,000 square feet. The properties also featured the flexibility for expansion within 6-18 months of taking occupancy and had the ability to park no less than 6:1000.
The team narrowed the initial survey down to 12 buildings. Wherein they conducted tours over a 3-week period. Brock and Joe completed and sent out the RFP’s for the top 3 options.
Lastly, Joe and Bock fielded responses on the 3 RFP’s and created a comparison presentation to assist in final selection. The Bradford team successfully negotiated an 88-month initial term lease, with an attractive TI package, for 15,570 sf in the heart of the Las Colinas office market.
