With competitive pricing and oversight, construction managers maintain the highest standard of quality at the best price. They have strong knowledge of building methods, materials and techniques.

Construction Management fees vary depending on the size of the project.  The fees can range from 3% to 10% of the total project costs.

The simple answer is Construction managers supervise the general contractors.   The Construction managers oversee the project to ensure that the General contractor and his subcontractors are all completing the work to the Owner satisfaction.

  1. Increased control - Property Owners have more control over the project and can ensure that it is completed according to their specifications. The CM is on-site and can oversee the work, adjust, and ensure that everything is running smoothly.
  2.  Cost Savings - Property Owners can save on the costs of hiring an external project manager. In addition, an in-house manager can work with the project team to identify cost-saving measures, negotiate with suppliers, and manage the budget more effectively.
  3. Improved Communication - An in-house construction manager can serve as a liaison between the company and the project team. This can help to ensure that everyone is on the same page and that any issues or concerns are addressed in a timely manner. Effective communication can help to avoid delays and keep the project on track.
  4. Quality Control - Construction Managers can monitor the quality of work being performed by the contractors and subcontractors. This can help to ensure that the work meets the company's standards and that any issues are addressed quickly.
  5. Increased Efficiency - The project management process can be streamlined. The construction manager can coordinate the work of the various contractors and subcontractors, schedule inspections and approvals, and ensure that everything is completed on time and within budget.

A construction manager affects the costs over time by supervising and coordinating all aspects of the construction process including but not limited to negotiation of bids, preparing and enforcing contracts, monitoring the construction progress and process, preparing draw requests, constructing to meet all relevant code requirements, demanding and reviewing lien waivers, approving contractor insurance requirements and coordination of the final punch list.

Each of our employees are an invaluable member of the Team. Their contributions, work ethic, and attitude play a crucial role to Bradford Companies’ success and culture.
