Construction managers bring experience and expertise, as well as, supervision of tenant finish construction, building repairs and modifications and upgrades. Construction Management fees vary depending on the size of the project.  The fees can range from 3% to 10% of the total project costs.

The simple answer is Construction managers supervise the general contractors.   The Construction managers oversee the project to ensure that the General contractor and his subcontractors are all completing the work to the Owner satisfaction.

A construction manager affects the costs over time by supervising and coordinating all aspects of the construction process including but not limited to negotiation of bids, preparing and enforcing contracts, monitoring the construction progress and process, preparing draw requests, constructing to meet all relevant code requirements, demanding and reviewing lien waivers, approving contractor insurance requirements and coordination of the final punch list.
