DALLAS – Sweden-based Diab Americas LP has selected South Dallas for its U.S. headquarters, signing a long-term lease for 265,248 sf of I-20 Corporate Center in DeSoto.
Diab will occupy nearly 69% of the project at 220 E. Danieldale Rd., which is about a half block from its longtime operations facility. The transaction has been nine months in the making.
"Diab Americas and the landlord will be spending $5 million to upgrade the facility to the tenant's world-class standards," says Kevin J. Santaularia, president and CEO of Dallas-based Bradford Commercial Real Estate Services. He teamed with Michael W. Spain and Michael T. Grant, both managing partners, to represent the locally based landlord, 220 E. Danieldale Partners.
Tenant finish-out is underway. The space plan calls for 23,000 sf of office and 242,248 sf of 28-foot clear height warehouse space. Occupancy is slated for November.
Diab, founded in 1950, is a global manufacturer of high-performance sandwich core composites for diverse commercial applications, including wind, marine and aerospace industries. Craig Jones and Caleb McCoy of JLL represented Diab Americas. I-20 Corporate Center is a single-story office/warehouse, totaling 385,472 sf, set on nearly 21 acres. There is 120,244 sf of available space in the project, which offers easy access to TX 360 and Interstates 20 and 35E. From an accessibility standpoint, Diab's U.S. headquarters is situated within a 30-minute drive of Dallas/Fort Worth International Airport and Love Field.
