DALLAS – Eleganza Tiles Inc. has signed an early long-term renewal for 60,092 sf of class A industrial space, keeping its central U.S. distribution center in Dallas' Tile Mile Park and reaping the benefits of current submarket conditions.
"Renewals have been happening much earlier in this market because landlords are pushing rents harder," says Joe Santaularia, vice president of Dallas-based Bradford Commercial Real Estate Services.
California-based Eleganza has cut a new deal six months in advance of its lease expiration for its spot in ProLogis Dallas Corporate Center at 2230 LBJ Freeway. "Valwood is a well-leased submarket with new development. As a result, it is creating competition for landlords working to renew tenants," Santaularia says.
Santaularia and Brock Wilson, Bradford's senior vice president and managing partner, represented Eleganza, which also has a retail store in Dallas' Design District and four more distribution center-showrooms in the U.S.
ProLogis in-house executive, Mitch Pruitt, represented the landlord, ProLogis MRA 1 LLC.
The 192,368-sf project is visible from Interstate 635 and easily accessible to Interstate 35, President George Bush Turnpike and the continually expanding residential and commercial development strongholds of North Texas.
