Encore Floral Expanding, Relocating to Great Southwest

GRAND PRAIRIE, TX  Michigan-based Encore Floral Inc. is doubling the size of its Southwest region distribution center, zeroing in on a 22,663-sf warehouse in the Great Southwest Industrial District for the expansion. Encore Floral will move in May to ProLogis GSW 33, 1097 Avenue R in Grand Prairie from Pinnacle Park in Dallas. "This shows what's happening in the market. We're seeing a lot of companies expand right now," says Brian Pafford, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. "We're finally going the right way." Pafford's client had narrowed the search to three buildings in the Great Southwest, where it initially looked five years ago when it entered the market. Denver-based ProLogis' warehouse was the only freestanding building on the short list. ProLogis GSW 33 is located north of Interstate 30, just one block south of Carrier Parkway. The warehouse's interior had key infrastructure in place to accommodate Encore Floral's commercial coolers. ProLogis had in-house broker, Jon Sorg, as its point man for the deal. Encore Floral, which signed a long-term lease for ProLogis GSW 33, is a national fresh flower bouquet-maker for supermarkets and the mass market. The company has offices and distribution centers in Miami, its headquarters city of Grand Rapids, Bogota, Colombia, and Quito, Ecuador.
