FORT WORTH - Everman Independent School District
Plantar Fasciitis has acquired the 53,652-sf headquarters campus of Avcor Health Care Products Inc., gaining a mix of
office, tech and warehouse space for additional classrooms and administrative functions.
Developed in 1986 as a two-building shopping center, the property is located at 1520 Everman Parkway, less than two miles west of Everman ISD's existing
offices at 207 W. Barron Ave. Avcor is in the process of evaluating its options now that its 25-year campus has been sold.
Representing the seller was Karen Simon, executive vice president and managing partner of the Fort Worth office for Dallas-based Bradford Commercial Real
Estate Services, Brian Scott, senior vice president, and Kevin J. Santaularia, president and CEO. Jordan Foster of Peyco Southwest Realty Inc. negotiated
on behalf of the school district, which serves nearly 5,050 students from Everman, Forest Hill, Burleson and portions of south Fort Worth.
The Avcor property had lingered on the market, with Everman ISD checking it out not once, but twice. The Bradford team's new marketing strategy was the
deal-maker.
"It was an opportunistic acquisition for them after we lowered the price," Simon says. "And, it was available at the time the Everman school district was
looking to expand."
The Bradford team had long considered Avcor's 5.03-acre tract as ideal for a school campus or a continuation of the existing use as corporate office with a
distribution or light manufacturing component. Founded in 1984, Avcor develops, manufactures and markets compression dressings, thermal compression
bandages and I.V. aids, such as tourniquet straps and latex-free products.
The property fronts Oak Grove Road and Everman Parkway, with easy access to Interstate 35W to the west and Interstate 20 to the north. Other key features
from the buyer's perspective are the 219-space surface lot, which is in good condition, and a fenced perimeter featuring high-quality ornamental iron,
designed with large gates.
The campus features an 11,120-sf office building and a 42,542-sf structure with 21,000 sf of office/tech space and the balance as warehouse space. The
industrial area boasts three grade-level doors and a two dock-high doors plus a covered platform with a ramp.
