FORT WORTH – Wynright Corp. has set a plan in motion to relocate and expand within the Great Southwest Industrial District, snapping up a rare opening in RiverPark Business Center in east Fort Worth.
The Illinois-based corporation has signed a long-term lease for 14,685 sf at 15600 Trinity Blvd. The class A office/warehouse, totaling 145,400 sf, has held fast to 100% occupancy with no down time between tenants.
"This is the only time I've had a space to backfill in five years or maybe longer in RiverPark," says Michael W. Spain, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, the landlord's long-time broker.
The two-building project, totaling 145,400 sf, is owned by SCG River Park Business Center LP. Developed in 2006, the structures are situated on a highly visible 25-acre tract fronting Trinity Boulevard, which connects to TX 360 and 161, and just south of Dallas/Fort Worth International Airport.
"RiverPark offers a great image for a company like Wynright, which will mix well with the existing tenant base," Spain says. "It's always good to see a GSW tenant stay in GSW."
Corby Hodgkiss of the Mercer Co. represented Wynright, a subsidiary of Daifuku North America Holding Co. The company is planning to relocate Aug. 1 from nearby Arlington.
The tight industrial market has resulted in a quick-moving deal in advance of the former tenant's exit nine days ago. Tenant improvements immediately ramped up on Wynright's space.
"We had a lot of activity on this space because of the size," Spain says. "It's a tight market in the 10,000-sf to 15,000-sf range, particularly in GSW."
