Industrial Outdoor Storage (IOS) Facilities Attracting More Buyers in Dallas/Fort Worth Metroplex

On March 28, 2023, Bradford Commercial Real Estate marketed and sold the Industrial Outdoor Storage (“IOS”) property at 11801 C F Hawn Fwy in Dallas, Texas.

Located approximately 12 miles southeast of downtown Dallas, the IOS property consists of a ± 12,950 Sq Ft maintenance repair shop with 12 oversized, grade-level doors on 9.04 acres with a security guard booth and an installed and monitored electric fence. The terms of the transaction included a long-term sale-leaseback with two major tenants, Semi-Stow & Truck Depot.

The Industrial Outdoor Storage asset class does not have an official definition, but it can consist of such property features that include truck yards, maintenance shops, storage lots, equipment rental facilities and other deemed industrial or logistics properties with a small ratio of building (or no building) to gravel and/or paved lot. Zoning and the material of the paving play major roles in identifying an IOS asset, and infill locations are becoming increasingly scarce to purchase or lease.
