Karndean International Taps D/FW For Southwest Distribution Hub

IRVING, Texas - Pennsylvania-based Karndean International LLC has set up a Southwest distribution center in 54,000 sf of office-warehouse space in Valley View Business Center, gaining a market inroad with a long-term lease for the balance of a 117,200-sf building. Headquartered in Export near Pittsburgh, the design flooring firm retained Joe Santaularia, broker associate for Dallas-based Bradford Commercial Real Estate Services, and Michael W. Spain, senior vice president and managing partner, as its tenant representatives after initially contacting them about a sublease availability in the Great Southwest Industrial District. Forty-five days later, the Bradford team's client was signing a lease with Dan Lawson of Proterra Properties Inc. for end cap space at 5375 FAA Blvd. in Irving. "This space was pretty much ready to go. They needed to be in quickly and it was the most economical option," Santaularia says. Valley View Business Center offers a centralized location in Dallas/Fort Worth, visibility from FAA Boulevard and Valley View Lane and easy access to the metro's major freeways - all important to a company with flooring dealers throughout the U.S. From a space standpoint, the end cap came with a 3,700-sf office, nine dock-high doors and one drive-in ramp. Valley View Business Center is a five-building park, master-planned for 414,960 sf. The 85-acre project is owned by Realty Associates Fund VII LP. The park's new tenant, Karndean, started as a small family business in 1973 and has grown into a market leader in the residential and commercial flooring industry. Karndean also has design flooring hubs in Asia, Australia, Canada, New Zealand and the United Kingdom.
