DALLAS – Bradford Commercial Real Estate Services has secured nine renewals, totaling 34,378 sf, for Kennington Commercial's industrial flex portfolio in north Dallas.
Seven tenants have re-upped in Kennington's projects in Addison and two in Carrollton. The properties are located in a densely developed corridor with a high rate of renewals because of the constrained supply and little to no land for new construction. As a result, the vacancy rate is 5.7%, well below the historical average of the Metropolitan/Addison submarket.
The Addison renewals are:
■ Allstar Japanese Engine & Auto Services, 13,000 sf, at 4321 Lindbergh Lane
■ Bona, 3,373 sf, and Matrix Contracting Services, 3,177 sf, at 4950 Keller Springs Rd.
■ Christi Harris Beaute Inc., 4,696 sf; PHD Communications LLC, 3,184 sf; and Defender Direct, 1,604 sf, at 4951 Airport Parkway
■ Jasco Enterprises Inc., 1,500 sf, at 4276 Kellway Circle.
The Carrollton renewals are:
■ Wright Medical Technology Inc., 2,344 sf, 1325 Whitlock Lane
■ Titan Communications Services LLC, 1,500 sf, at 1911 Old Denton Rd.
Currently representing the landlord in the nine renewals were Susan Singer, executive vice president of Dallas-based Bradford Commercial Real Estate Services; Brian Pafford, CCIM, senior vice president and managing partner; and Ryan Coretz, broker associate.
Christi Harris Beaute's tenant representative was Michael Griffin of Transwestern. Also, Kristi McCampbell of REATA Commercial Realty Inc. negotiated on behalf of PHD Communications and Rich Young of Rich Young Co. represented Allstar Japanese Engine & Auto Service. Lastly, the Bradford team worked directly with the tenants on the remaining renewals.
