DALLAS – Bradford Commercial Real Estate Services has been selected for leasing and property management of Highland Park West, a boutique office building in one of Dallas' most affluent neighborhoods.
The new leasing team for the 51,847-sf building is Jared Laake, market director, and Richmond Collinsworth, first vice president. David Simpson, Bradford's executive vice president, and managing director is spearheading property management initiatives for the owner on record, 4300 MacArthur Partners LP.
Located at 4300 MacArthur Ave. in Highland Park, the two-story building is visible from two major daily commuter routes, Lemmon Avenue and Dallas North Tollway. It is the only office holding in the local investment group's portfolio of commercial properties in North Texas.
"The ownership recognized that this property is right up our alley as a locally based, full-service leasing and property management company," Laake says. "We have the resources and connections to dedicate the time and effort that are needed to lease it up."
Simpson, who leads Bradford's property management division, will be personally overseeing renovations to the 45%-leased office building. Work will begin in the coming weeks on landscaping improvements and a new monument sign. Part of the second floor will be built out as move-in-ready spec suites, which will be available in 60 to 90 days. The atrium-style structure's common corridors also will be updated.
"We've identified some areas that could use immediate attention, specifically improving the property's visibility from Lemmon and the Dallas North Tollway," Simpson says.
Situated on a 1.2-acre tract, the early 1980s-era building is a garden-style design in a class A location with tree-lined streets in an established commercial neighborhood of central Dallas. The property is so strategically located that it temporarily served as the headquarters of the Highland Park Police Department until a few years ago.
"We are targeting professionals who live in Highland Park and the surrounding area. Their commute to higher-priced offices in Preston Center and Uptown isn't always easy or quick," Laake says. "Highland Park West is an affordable alternative with a much less stressful commute."
New to the building is Dr. Flora S., Kim, a leading dermatologist who just moved into 5,038 sf on the first floor. Highland Park West's roster of professional tenants includes a law firm and certified public accountant.
The boutique property, featuring covered and reserved parking spaces, is situated close to Whole Foods grocery and numerous restaurants. Available suites range from 1,000 sf to a 20,000-sf block of contiguous space on the second floor.
"We want to get occupancy up to 90% as quickly as possible," Laake says. "This is a long-term hold for the owner, who plans to keep it as a legacy asset for the family."
