DALLAS Bradford Commercial Real Estate Services has added the 74,738-Preston Pointe Centre in the north Platinum Corridor to its office leasing portfolio, jump-starting the assignment to lure new tenants with the build-out of three spec suites. Located at 1400 Preston Rd. in Plano, the four-story building was recently renovated by its longtime owner, Intercity Investments of Dallas, which has selected Melanie Hughes and Sharon Friedberg, senior vice presidents at Bradford, to spearhead its new leasing strategy. “The recent renovations have created a modernized property. Preston Pointe’s new spec suites and aggressive full-service rates will have strong appeal for tenants looking for value and immediate occupancy in a highly occupied submarket,” Hughes says. Construction will be completed in the summer. The build-out will create suites of 2,405 sf and 1,540 sf on the third floor and 2,075 sf on the second floor. Also under consideration is the addition of a tenants’ conference room with a seating capacity for 20. Intercity Investment’s new leasing strategy began with renovations to the lobby and common areas of a half-filled boutique building. Now, it’s added Bradford’s top-producing office leasing team to tell the building’s new story and refresh the market’s memory about its location just north of Plano Parkway and George Bush Turnpike and easy accessibility to all parts of the metroplex.
