CARROLLTON, Texas A Dallas-based investment group has scooped up a 22,506-sf warehouse in Valwood Industrial Park, zeroing in on the one-acre property for its proximity to downtown Carrollton.
The 60%-leased building at 1208 Tappan Circle is located two blocks from the historic downtown, a thriving marketplace of retail, restaurants and community services. The buyer of record is CCG Valwood LP, which has gained its fifth property for a growing North Texas industrial portfolio.
"This property was acquired because of the walkability to downtown and its many restaurants. It's rare to find a warehouse property this close in," says Richmond Collinsworth, first vice president of Bradford Commercial Real Estate Services, who represented the buyer.
The single-story building, developed in 1965, was sold by Caddo Valwood LP. Scott Gregory of Caddo Holdings represented the seller.
Bradford Commercial Real Estate Services is leasing the project, which has 9,002 sf of vacant space. The warehouse is positioned close to Interstates 635, 35E and the George Bush Turnpike, building in easy access logistically to the entire metroplex.
"We were looking for quality acquisitions in Valwood when this came along," Collinsworth says. "It's a good long-term investment in a great location.”
