Logistics Firm Expanding, Relocating in DFW

Joe SantalauriaIRVING, Texas  Houston-based NDLI Inc. is expanding and relocating its logistics hub in Dallas/Fort Worth, leasing the 46,251-sf balance of Tristar Distribution Center in the DFW Airport/Freeport submarket. The full-service logistics provider will gain about 30,000 sf of additional operating space when it completes the relocation to 8101 Tristar Dr. in Irving from Carrollton. With industrial vacancy hovering 5%, there were few options in the submarket that met the dock-door requirement of NDLI, which has landed a space with 12 doors in the sweet spot of its site search. "NDLI had a client that it wanted to service quickly so this deal went down pretty fast. The landlord was able to retrofit the space for NDLI to function at high capacity and still give them a very economical rate," says Joe Santaularia, vice president of Bradford Commercial Real Estate Services. He and Bradford's Brock Wilson, senior vice president and managing partner, represented the tenant. Brock WilsonNDLI kicked off the site search in earnest in May. With clients as airport tenants and the perks of close-by air transport services, NDLI was led in one direction. "We surveyed the submarket and found the most economical option," Santaularia says. The long-term lease has pushed occupancy to 100% in the 137,237-sf Tristar Distribution Center, owned by MP Acquiport Industrial LLC. Canon Shoults of Holt Lunsford Commercial represented the landlord.
