Lucid Energy Group Expands Headquarters To 34,585 sf at Citymark on Katy Trail

DALLAS – Snapping up a full-floor opportunity, Lucid Energy Group has nearly doubled the size of its headquarters, upping the total to 34,585 sf, at Citymark on Katy Trail, a well-positioned, highly recognizable class A office project in Dallas' prestigious Uptown.

With the added space, the firm will now occupy two full floors in the 11-story tower at 3100 McKinnon St. The expansion lease, totaling 16,701 sf, runs co-terminus with Lucid Energy's existing long-term pact of 17,884 sf. An interior stairwell will be constructed between floors eight and nine as part of the tenant-improvement package to create cohesive corporate space for the headquarters team.

"Lucid Energy Group is growing its business and needed substantially more space. The deal moved quickly because the tenant was already familiar with the building and wanted to create a mirror image of its eighth-floor finishes on the ninth," says Richmond Collinsworth, first vice president of Dallas-based Bradford Commercial Real Estate Services. He and Melanie Hughes, a senior vice president with the firm, represent the landlord, 3100 McKinnon LP.

Lucid Energy Group provides gas midstream services to more than 50 customers in New Mexico and West Texas. It is the largest privately held natural gas processor in the Delaware Basin. Andy Leatherman of JLL represented the tenant in the lease negotiations.

Collinsworth anticipates the expansion space will be ready to occupy in August. Both floors feature patios overlooking Downtown Dallas in addition to building amenities like a spacious outdoor deck for corporate events, 75-seat conference center with break area, tenant lounge, fitness center, Murphy's Deli and Shoe Shine by Tommy Hill.

The 226,344-sf Citymark is the only class A office project in Uptown with direct access to Dallas North Tollway and Katy Trail, offering a location that's as convenient for tenants who commute as it is for those who prefer to live within walking or biking distance of work.

"The Katy Trail is a big draw for tenants like Lucid Energy," Collinsworth says. "They really enjoy having the ability to walk to restaurants, shops and in some cases, their homes."

Collinsworth has two more vacant floors to fill as a result of a tenant downsizing. Citymark, situated on 3.7 acres, boasts a four-level parking garage with 400 spaces and Bradford's on-site management services.

"Uptown's continuing to do well in terms of leasing. We've had interest from prospective tenants for both floors," Collinsworth says, "and others with needs ranging from 2,000 sf to 40,000 sf. I think it's going to be a busy summer."
