DALLAS – MC Communications Inc. will be relocating in early September to the class A Lakeside Square, signing a long-term office lease for 12,763 sf to keep its ad agency in North Dallas’ Park Central submarket.
M/C/C’s new office will be on the eighth floor of the 18-story, 403,120-sf project at 12377 Merit Dr. The agency specializes in B2C (business to consumer) and B2B (business to business) advertising, public relations and social media marketing.
“M/C/C was looking for a class A building with amenities in Park Central. Without question, Lakeside Square was at the top of the list,” says Melanie Hughes, senior vice president of Dallas-based Bradford Commercial Real Estate Services. She and colleagues Bret Cooper and Richmond Collinsworth represented the landlord, Younan Properties.
Lakeside Square sits on a five-acre lakefront site at the intersection of Interstate 635/LBJ Freeway and US-75/North Central Expressway. Its first-floor conference center, totaling 1,800 sf, has just been renovated. Coming soon will be a new deli as will be common area upgrades on two upper floors. Lakeside Square tenants and visitors are greeted by a white marble lobby with two-story black granite pedestals topped by etched glass panels rising out of bubbling water and polished Verde marble floors with a Carrera marble border. Tenant perks include a 2,400-sf health and fitness center and adjacent six-level parking garage.
Lakeside Square boasts several full-floor tenants. M/C/C’s new lease reduces the full-floor options to one – the 11th
with 23,750 sf and lake views. The 10,975-sf balance of the eighth floor beside M/C/C’s new office also is available. John Beach and Garrison Efird of Jackson Cooksey represented M/C/C.
“The Park Central area, as a whole, is seeing good activity with the increases in office rates in Uptown and Preston Center,” Hughes says. “Companies that are looking for good value in class A office space inside Interstate 635 are looking to Park Central.”
