PLANO, Texas Advanced Flooring & Design, headquartered in Montgomeryville, Pa., has opened its first distribution center west of the Mississippi River, signing a long-term lease for 20,682 sf in Far North Dallas.
The company’s westward expansion was predicated on North Texas’ strong housing market, which is marking 6% sales growth this year. Advanced Flooring & Design has set up shop in Jupiter Center Building B, a 72,388-sf warehouse at 2901 Technology Dr., Plano.
“They were looking for immediate occupancy. We had to find space as close to move-in condition as possible,” says Clint Manning, associate with Dallas-based Bradford Commercial Real Estate Services. He and Brian Pafford, Bradford’s senior vice president and managing partner, represented the tenant.
Advanced Flooring & Design has distribution centers in nine states and design studios in four. Jupiter Center will be used for distribution of floor coverings, countertops, window coverings and sheet vinyl. Paul Tichacek of JSC Realty & Investments negotiated for the landlord, Property Reserve Inc.
Dallas/Fort Worth is ranked in the Top Five homebuilding markets in the U.S. Housing sales are on track for a record-breaking year, according to the latest report from the Real Estate Center at Texas A&M University. In the first nine months, median housing prices rose 11 percent.
The site search for 20,000 sf to 25,000 sf of warehouse/distribution space in Far North Dallas took nearly three months. “There were limited options in the size range and geographical location they needed,” Manning says. “Jupiter Center met all the parameters, including immediate availability.”
