DALLAS – With zero down time between leases, Potter Investments Ltd. has signed MattressHQ Plus Furniture to a prestigious infill location in Potter Square that was recently vacated by the elite Timothy Oulton Retail USA.
MattressHQ will offer an expanded line of home décor, media room furnishings and custom-made Amish furniture as part of the lease terms for the 8,743-sf structure at 4500 N. Central Expressway in Dallas. "It's a concept MattressHQ has wanted to develop for a long time at a signature location like this one," says Leigh C. Richter, senior vice president of Dallas-based Bradford Commercial Real Estate Services.
Potter Investments owns 32,000 sf of the 61,695 sf of specialty retail and restaurant space in the 2.5-acre Potter Square, which is located at the southeast quadrant of North Central Expressway and North Henderson Avenue. Potter Investments' spaces are 100% leased, with MattressHQ's lease kicking in the day after Timothy Oulton's expired. Potter Square houses such Dallas favorites as Hibiscus restaurant, Nick Brock Antiques and Brant Laird's Consignment Heaven. Richter has provided asset management, leasing and advisory services for two decades to the Potter family.
MattressHQ has six stores in North Texas, but Potter Square will be the only one with the expanded showroom of interior and outdoor home furnishings. It is anticipated to open in 30 days. One of MattressHQ's two partners will be managing the Potter Square store.
"They are deeply committed to that location," Richter says. "It's such highly desirable space that I've rarely had a vacancy in this project."
MattressHQ has signed a five-year lease with renewal options. Dan Zeltser of Transwestern Dallas represented the tenant, who is in the process of also opening one of their traditional stores in University Park.
