With current occupiers, Heartland Express moving, the business engaged Bradford’s CORFAC International partner King Industrial of Florida to sell the facility. In turn King Industrial reached out to Bradford to facilitate the sale of the building and land.

Established over 30 years ago, CORFAC International is the premier network for independently owned commercial real estate firms. CORFAC currently has over 75 offices worldwide.

In less than two months Bradford had the building under contract.

608 Henrietta Creek Road

After a successful disposition of another Dallas-Fort Worth asset owned by Southland Holdings,  Erik Blais was awarded the assignment to lease Southland’s former headquarters location in Roanoke, TX.

New, local ownership has implemented a capital improvement program including updates to the lobby, tenant lounge, and 4th floor conference center. 

4400 Diplomacy Road

Competed for the business with multiple firms, but ultimately was awarded the assignment in large part due to past performance on other assignments with the ownership.

The building is centrally located in DFW Metroplex and has heavy electrical, rail service, 24’ clear height, 11 dock doors and 1 ramped door.

The Ridge at 121

Leigh, Richmond, and Jared leaned on their strong track record and business network to land the listing for the Ridge at 121. The building underwent a shake up recently when one of its largest tenants decided to downsize leaving a  40,000 SF contiguous section of the building vacant. The Asset Manager felt strongly that the Bradford Team was the right choice to help backfill this new vacancy quickly.

Westridge Park

Bradford was up against several competitors vying for the opportunity to lease the two-phase project, located on a five-acre tract at 1410 N. Westridge Circle in Las Colinas.

Phase I is a three-story office building, totaling 34,188 sf, that was delivered in December 2019. Permits are in hand for an 88,100-sf second phase. Hoefer Wysocki of Dallas designed Phase I, which was constructed by Arch-Con Corp.’s Dallas team. Modus Design Studio is the architect for Phase II. Developer T2V Properties has yet to select the general contractor for Phase II.

The project has above-standard ceiling heights, floor-to-ceiling windows, a second-floor balcony overlooking Las Colinas and infrastructure boasting a three-phase electrical system and fiber optic connectivity. Phase II will house shared amenity space like a fitness center, conference room and café.

The Bradford team believes Westridge Park is well-suited for pandemic times amid a growing trend by tenants to vacate high rises and move into smaller buildings, whether they’re downsizing or seeking better control of their environments. Also beneficial from a leasing perspective is the present-day exodus by companies leaving California for Texas. Adding to the project’s appeal is large IT workforce in the immediate area and close proximity to two airports, the Dallas-Area Rapid Transit system and the Big D’s CBD.

The Irving/Las Colinas submarket is the second largest employment center in North Texas. It’s a longtime preferred market for Corporate America – home to the global headquarters of eight Fortune 500 and five Fortune 1000 companies plus 150 foreign-based corporations.

Westridge Park was developed with a corporate campus in mind, but is easily adaptable to multi-tenant space. The 11,396-sf floor plates are divisible to 2,700 sf.
