FORT WORTH — Quorum International has inked a 305,000-sf lease with Sun Life Assurance Co. of Canada in an early renewal and expansion of its headquarters and distribution center in Fort Worth’s Railhead Industrial Park.
The tenant has picked up 101,000 sf of extra operating room at 400 Railhead Rd., a 3.3-acre rail-served property on the city’s north side. Quorum has jump-started renovations on the expansion space, which has been updated with new lighting by the landlord.
“As soon as we got word the space was being vacated, we reached out to them and they immediately snapped it up. It was vacant less than a month,” says Nick Talley, vice president of Dallas-based Bradford Commercial Real Estate Services. He represented the landlord in the direct deal.
Quorum is one of the oldest tenants in the 633-acre Railhead Industrial Park, which opened in 1995 as the largest industrial center in Fort Worth with dual-rail service. Its operations hub, featuring 22 dock-high doors and a 28-foot clear height, is positioned at the hard corner of Blue Mound Road, the park’s primary access and direct connection to Northeast Loop 820, Interstate 35W and Interstate 20. The park, totaling more than 11 million sf, carries Enterprise Zone Tax abatements and Triple Freeport exemptions to further bolster leasing incentives for firms with cross-border and global operations.
“Quorum needed to expand so this vacancy surfaced at the right time,” Talley says. “They’ve operated from this park for so many years that moving really wasn’t an option from a labor and logistical standpoint.”
