GRAND PRAIRIE, Texas – Georgia-based Belt Power LLC has staked a pre-emptive claim on the only vacancy to occur in nearly four years in Woodlands Business Center, signing a renewal and expansion that more than doubles the size of its North Texas office and distribution center.
Belt Power is expanding to 14,031 sf at 2007 108th St. in Grand Prairie, becoming the largest tenant in Woodlands Business Center, a three-building project in the TX 360 corridor of the Great Southwest Industrial District. The 8,598 sf of additional space won't be available until January.
"Belt Power was looking at the market because it needed more space when we found out the adjacent tenant was planning to move at the end of the year," says Michael W. Spain, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. He and colleague Jason Finch, first vice president, lease the business park for its longtime owner, SL Project Texas LP.
The Bradford team also renewed Airguard Packaging Solutions Inc., which occupies 12,070 sf at 2005 108th St. The Israeli-based company has had its U.S. office in Woodlands Business Center since 2018.
Both tenants have re-upped for the long term. Belt Power was represented by Sam Skinner of ICON Commercial Interests LLC while Airguard Packaging's tenant rep was Adam Brown of NAI Robert Lynn.
Woodlands Business Center has been fully leased since 2021. "It's a well-maintained project in a good location," says Spain, who's leased the 91,854-sf Woodlands Business Center for nine years.
The three office/warehouses offer different loading options – grade-level, semi-dock and dock-high – with suites ranging from 2,619 sf to 14,031 sf. The project's varied design has aided in Woodland Business Center's leasing success and tenant retention.
"It's a size range that's tight on vacancy right now," Spain explains, "and it's been that way for some time in DFW, particularly the Great Southwest."
