CARROLLTON, Texas – In a relocation and major expansion of its headquarters, Revolution Retail Systems LLC has backfilled 63,055 sf of a 99,524-sf, class A office/warehouse vacated by Trane Corp. in Valwood Industrial Park.
The deal for Valwood 33, located at 1400 Valwood Parkway in Carrollton, went full circle in less than three months. Key to the fast-moving decision is an interior with 40,000 sf of built-out office space.
"They needed every bit of the office space. It would have taken a considerable amount of time and money to re-create the office in more traditional warehouse space," Brian Pafford, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. "There were a few challenges unique to this set of circumstances, but we were able to resolve the issues and deliver a great long-term win for both sides." He and Bradford's Jason Miller, vice president, represented the landlord, RCI Valwood LLC.
Revolution Retail has expanded by 53,699 sf with the relocation from 1400 Hutton Dr., which is located at the rear of its new headquarters office and distribution center. Bob Luttrell of Jackson Cooksey Inc. represented the tenant, which designs and builds hardware and software cash-management solutions for hotels, universities, big box retail, grocery, casinos, airports and truck stops domestically and abroad.
"The landlord had no down time on this space. The long-term lease was actually signed before Trane had fully vacated," Pafford says.
The Bradford team has 36,469 sf to lease in the building, of which 5,892 sf is office space. "We were left with very marketable space in terms of size and functionality," Pafford says.
The single-story structure was developed in 2002 as a build-to-suit for Trane, which used the site as a regional office. Building features include a sprinkler system, 24-foot clear height and 230 parking spaces on a 7.5-acre tract with easy access to Interstates 35 and 635 and the President George Bush Turnpike.
